Selling your Home? Top 10 Tips on How to Sell it Quickly
We know that selling a house can be a very stressful time especially having it clean and presentable in a moment’s notice. The key to selling a home quickly is for the home to show well. Here are a few tips on how to make sure your house stands out from the rest.
1. Declutter, Clean and Depersonalize
Less is best. Depersonalize your home by removing personal photographs or memorabilia. Clutter discourages the prospective buyer by making the rooms seem smaller. They like to imagine themselves living in your house and make it easier to focus on the home’s highlighted features instead of your family portrait. A blank canvas is easier to work with.
2. Curb Appeal!
The exterior of your home is the first impression the buyer will see, whether it be online or in person. Curb appeal is everything! If the exterior doesn’t look good than the buyer may think it is not kept well on the interior Trim the hedges and bushes, plant flowers, mow the lawn maybe even pressure washing the exterior of the home and include the driveway. It may mean painting the mailbox and getting a new welcome mat.
3. Make some small upgrades
In today’s market most buyers want a home that is in move in condition. Home buyers have high expectations, and if your home doesn’t live up to those expectations they will move on quickly. Start with some small repairs like new light fixtures, or a fresh neutral paint color. Painting with a neutral color will allow your home to feel brighter, more welcoming and makes the rooms appear larger.
4. Market your home well
The expression a picture is worth a thousand words is very true in selling your home. Online marketing in key. The internet changed the way homes are sold and bought. Most potential buyers will not even want to visit your property unless your home stands out from the rest. Make sure your home is on all online portals. Good photos are key so make sure they are high quality files.
5. Promote your home yourself too!
Even though your real estate agent will do most of the marketing for you, it can never hurt to spread the word about the sale of your home yourself. Outlets like Facebook, LinkedIn, Instagram, Twitter, etc. are a great way to get more exposure online and reach more people.
6. Hire a cleaning company
Even if you keep your home “tidy” sometimes we miss things because we look at them every day. Hiring a professional cleaner can get to areas you may have not noticed like some cobwebs on your light fixtures or dust on your nightstand.
7. Get to packing
If you know you will not be using or needing certain items start boxing them up. It may be a good idea to get a storage room if you have a lot of items that you will not need.
8. Remove Pets and their items from the home if possible
We know you don’t want your pet to be inconvenienced either, but the fact is that some buyers are not pet lovers, I know it is hard to imagine. They may not be very fond of your pets’ toys laying around or litter boxes in the kitchen.
9. Price it right
Homes that are priced right do tend to get snatched up quicker. Also factors like amenities, square footage, location, and market conditions get factored into all of that as well.
10. Have a home inspection
It is a great idea to have an inspection of your home to show the new buyers that you home is in great condition. On the other hand it will also help you know of any problems ahead of time and to get those corrected.
