Need a few tips for selling your home? Housing Solutions represents buyers only and we know what they like in a home. With over 20 years of experience helping buyers, we have complied this list to help you get your home sold as quickly as possible- hopefully to one of our buyers!
- Pay attention to online marketing. 90+% of homebuyers begin their house hunt online, so you need to be sure that your listing is the most attractive one they see! Pictures are a must.
- YouTube it!. Take advantage of your smart phone and video your home and your favorite neighborhood spots. Upload them and include them with your listing.
- Create a Facebook page for your listing. Make photo albums for each season: Spring, Summer, Winter and Fall. Add a neighborhood album that includes your favorite restaurants, grocery stores, markets and movie theaters. If you live in a rural area, include scenic pictures of hiking, biking and running trails. If you are planning an Open House, post it in the Events section. Upload the YouTube videos you created. Make the prospective buyer want to live there!
- Take advantage of the Listserv available in the Upper Valley. Create a PDF flyer of your listing to post on the Listserv and include hyperlinks to your listing’s Facebook page, website, open house info, MLS listing, etc.
- Be willing to leave something behind. As an example, you may be attached to that old metal sign you found in the barn when you moved there, but it may be something the prospective buyer connects with, too. Be ready to include it as a purchase “sweetener”.
- Have your house in the best shape possible. Be sure repairs have been made to things that are broken, faucets that drip, paint that is scratched, windows that are cracked.
- Remember that curb appeal really is important. You only have one chance to make a first impression. Make it your best! Touch up exterior paint. Keep patios and porches swept. Weed the gardens and cut the grass.
- Make your home available. Don’t make it difficult for agents to get their clients into your home. They have to see it to buy it.
- Price realistically. It’s a buyer’s market. If you want your house to sell, it has to appeal to a buyer. Part of that appeal has to be the price.
- Know your competition. Ask your Realtor to run the comps for your house. It will give you more confidence when negotiating a contract if you know what you are competing with.
- Delete and De-clutter. Remove family pictures and things that make the home so personal that a buyer might feel they could never live there. Pack away “collections” of things- your child’s artwork, your shot glass collection, things that clutter your counter tops and appliances. Clean the refrigerator. Make the house sparkle.
- Pay attention to closet space. Be sure that when you open a door, nothing falls off the shelf! Try to organize the closet so that it gives the potential buyer a good idea of the space available.
- Listen to your agent. They are the professionals. They have “been there, done that”. Don’t be afraid to ask questions, listen to the answers and make educated decisions.
