5 Ways To Adjust To Millennials Homebuying Habits

1. Location, Location, Location
One of the most important factors for Millennials is the location. Specifically, in Houston, this generation is currently most attracted to the Montrose, Rice Military, Heights, Oak Forest and Timbergrove neighborhoods. These are centrally located areas offering ample opportunities to enjoy the dining and nightlife scenes, outdoor parks, bike trails and shopping areas. Plus, building or showing a house that is an easy commute to work is always helpful in closing the deal.
2. Videos and Pictures Help You Sell
Millennials live in an on-demand world with instant gratification. Often times, Millennials will find their dream home, or at least a few that they love, after virtually touring the home through videos and photos in an online listing. Aerial drone footage and video tours are almost a requirement these days to keep up with the trends Millennials follow. Say farewell to the days of spending an entire day of showings with the real estate agent. Millennials would rather search online, select their top two or three homes, then visit them in-person to make their final decision. It’s important to make sure that these videos and photos are professional-looking and showcase the home in the best possible way.
3. Be Social Media Savvy
Real estate agents and builders should have a strong social media presence. This generation wants to get to know any brand, and in this case their real estate agent and home builder, on a personal level through Facebook, Instagram, Twitter and maybe Snapchat. This online connection allows homebuyers to have a personal relationship with their realtor beyond simply buying a house. In addition to sharing beautiful photos of available homes, it’s also necessary to include videos and photos of staff, fun activities you enjoy and how you’re involved in the community. Personalizing the relationship with Millennials strengthens their trust in you when it comes to, likely, the biggest purchase decision they have made in their lives thus far.
4. Know Their Design Preferences
Builders and Realtors must also understand this generation’s home design preferences. Millennials want to be able to entertain their friends and family on a regular basis, but they don’t need a giant house to do so. They are attracted to smaller homes with an open-concept floor plan, providing them with the right amount of living space with plenty of room to host guests. Smaller lots come with less required maintenance. Expansive front yards and backyards are unnecessary to this subset of consumers.
5. There’s an App for That
It’s all about the latest energy saving trends, features and technology for Millennials. Because they have grown up in an eco-conscious environment, this generation wants their home to have energy-efficient features, such as tankless water heaters, xeriscaping, programmable thermostats and programmable sprinkler systems. Additionally, builders should focus on incorporating other cutting-edge and efficient features, such as home automation systems, technology cubbies and docking areas to store all tablets and smart devices – and Realtors should be sure to call this out when showing a home. Having the home fully automated allows the owners to control lights, sound, temperature and so much more from their phone or tablet.
